How to Become an Appraiser
Greetings! Thank you for your interest in becoming an appraiser. This page includes valuable information and links. About Careers in Real Estate Appraisal
To see very brief descriptions of the appraisal profession and the different levels/types of appraiser classifications, you can visit the Appraisal Institute website and go to “The Appraisal Profession” in their resources section. To learn about getting started in the profession and see the basic requirements for the different levels, visit “Your Career” in their education section. You should always be sure to check with your state’s appraisal regulatory agency to be sure you have the most up to date information regarding their current education requirements and approvals.
For detailed questions about the career we recommend you contact the national office of the Appraisal Institute or call an appraiser working with the types of properties in which you have an interest. Real estate appraisal is a wide ranging career, there is no one size fits all answer about “what it’s like to be an appraiser”.
We often receive questions about how long it takes or how much money it costs to become an appraiser. While there may be a standard list of requirements to become a trainee or get your license, there is no standard answer to “how long” or “how much” as it depends upon an individual’s own schedule, whether you take classes online or in person, whether you purchase courses as a discounted package or take them individually, where
you get your education, etc.

About the Entry-Level Courses
The Appraisal Institute offers high caliber instruction, which can be taken in consecutive days versus over the course of a quarter, as would be the case at a community college. The Appraisal Principles and Appraisal Procedures courses that are taught by the Appraisal Institute each include four days of instruction and the examination and are each good for 30 credit hours. The student may travel away from home and spend a week
totally immersed in learning. The ethics course required by the State is Standards of Professional Practice and includes two days of instruction and the examination. This course is good for 15 credit hours. A 4-hour Supervisory/Trainee appraiser course is required in WA State for all those becoming trainees as of January 1, 2015. In some states, additional state-specific modules or an additional 1-hour exam may be required, but these are not currently required in WA.
Many courses, including three of the entry-level courses, may also be taken online through the Appraisal Institute (the Supervisory/Trainee course is not yet available online). Online courses start on the 1st and 15th of the month. You may join an online offering at any point; however, you must complete all work and exams within your course’s time limit.
These four courses qualify an individual to become registered by the State as an “Appraiser Trainee.” As a Trainee, you will need a Supervisory Appraiser. The Chapter does not track appraisers looking to supervise Trainees as that happens on a case by case basis. We recommend individuals treat the search for a Supervisor as they would a job search.
