		<description>Every appraiser I know has suffered a dramatic drop in income over the past two years, yet the Chapter saw fit to raise dues last year &amp; now ask for an increased ACOW contribution this year.  Has the board ever thought of cutting expenses, ie, travel etc?  What do we have, Harry Reid, Nancy Pelosi &amp; Gov Chris running the Chapter?</description>

		<description>I agree with Keith. The AMCs would not be getting away with the low fees they offer if there weren&#039;t some appraisers out there doing work for the low fees offered. The issue is within our industry itself; specifically, those appraisers who continue to work for substandard fees - and, in my experience, providing a substandard product as a result. However, I do agree (with Margo) that the HVCC has hindered our abilities to market directly with lenders, resulting in clientelle loss for most residential appraisers who have been appraising for more than five years. Before the HVCC, I had about a dozen clients and was doing about 25-35 appraisals per month on average; since the HVCC, I am down to three clients and doing about 10-20 appraisals per month. I choose to not accept any fee that is less than what I feel is fair for the assignment; it has been really hard to survive, but I do not work with any AMCs that lowball fees. Until ALL appraisers stop accepting low fees, the AMCs will continue to operate &quot;business as usual&quot;. I hope and pray that my business does not go under, but I will not allow anyone (AMC, lender, or any client) to tell me what I should get paid for the work I perform. 


What our industry needs more than anything is effective policing to weed out the appraisers who are doing poor quality work, regardless of fee paid. It stands to reason that appraisers who do quality work will demand higher fees and, I believe, those who do poor quality work are those who take the lowball fees. I also believe that most lenders do not know a quality appraisal when they see one. When lenders are forced to buy back their loans because of bad appraisals, they will go after those appraisers who are doing crummy work - I welcome that day! More work for good appraisers and less for the bad ones!!</description>

I am so amazed that your message did not include any talk of the devastation of our industry.  The restriction on our ability to market ourselves and MOST IMPORTANTLY of all, the cutting of our fees by AMC&#039;s.  You will have even fewer members to pay dues and attend dinners unless the institute stands up and demands that all their members stop any valuations until this injustice is altered.  We are a small group and cannot be replaced easily.  The year and a half of HVCC has ruined my twenty year business and while I am working hard and struggling to find other sources of work and have done so, it is only by my efforts that I may not go under.
