Course Description
The essential relationships between market analysis, highest and best use, the three approaches to value, and the final value opinion are covered in this AQB-approved course. You’ll recognize that market analysis is integral to highest and best use, and that highest and best use is integral to market value. You’ll also learn how to produce credible results in appraisal to develop opinions of market value. Finally, by the end of the course, you’ll be able to answer these three significant questions:
- What information is needed to test for highest and best use?
- Where is this information found?
- How is this information applied?
Note: Currently, members seeking the MAI designation are required only to pass General Appraiser Market Analysis & Highest and Best Use. This course replaced Highest & Best Use and General Market Analysis (course 520). Starting January 2010, members seeking the MAI designation will be required to pass the exams for two courses: General Appraiser Market Analysis & Highest and Best Use (for Level I education OR be general certified), AND Advanced Market Analysis (for Level II advanced MAI education).
Education Credits
Full attendance and completion of the examination of this course qualifies members for 30 hours of credit from the Appraisal Institute. Attendance only qualifies for 28 hours. Washington State has approved this course for 30 credit hours.

Attendance Requirements
100% attendance is required for all Appraisal Institute education programs. This follows Appraiser Qualifications Board minimum criteria requirements. A “classroom hour” is defined as 50 minutes out of each 60 minute segment. A 10-minute break per hour is allowed and a student would still meet the 100% attendance requirement. Students should not be late or leave early; if they are late or leave early, they will not receive credit.

A block of rooms is being held at the Hawthorn Suites in Kent, Washington. Shuttle service is provided to and from SeaTac Airport. To make reservations, call (253) 395-3800. Please mention the Appraisal Institute to get the preferred rate.
Cancellation Policy
• Up to 15 days prior to program start date, $50 cancellation fee.
• 2-14 days prior to program start date, $75 cancellation fee.
• Less than 2 days prior to program start date, forfeit of payment unless a student replacement is provided.
